Q. Do you have absolute ownership of the land on which Cinco Gardens is being built?

We have the absolute ownership of the property.

Q. Is there any liability on this property?
A. No, there is no liability at all on this land.

Q. Do you have an Encumbrance-free certificate for the title Deed?
A. Yes, we have obtained from the concerned authorities an Encumbrance-free Certificate.

Q. What is the area of the land on which Cinco Gardens is being built?
A. A Plot of 472.95 Cents (4 Acres and 72.95 cents) was obtained through outright purchase.

Q. When do you propose to start construction?
A. The project was launched May 2008 and worked commenced immediately thereafter, work is progessing at an impressive rate.

Q. When do you expect the Project to be completed?
A. Each home will be completed within 12-15 months from agreement date. Site preparation\Common area work will be finished within 12 months of commensement date

Q. For those of us who are NRIs, how will we monitor the progress of the project?
A. We will have a 'Photo Gallery' page in our website which will be updated at the beginning of each month. The work progress can be seen from the photographs that will be inserted each month.

Q. How will we monitor the quality of materials used in construction?
A. The Buyer can appoint any qualified person to check on all matters pertaining to construction as the work progresses, provided that this check is done only periodically and not on a daily basis.

Q. If we are satisfied with the Plans and details furnished by you, how do we proceed to book a home at Cinco Gardens?
A. Please refer to the Payment Schedule section to find details of payment. Land must be purchased and registered in the buyers name prior to any work of the home.

Q. Is it possible to check out the site before making a Booking?
A. Prospective Buyers, or any person/s deputed by them, are most welcome to visit the site. It would help if an appointment is made by calling Mr. Prem P John at +99611 92301 who will give the necessary directions.

Q. Who will be responsible for the Maintenance of the Complex after the Builders have completed work?
A. Within one year of handing over the Community, a Home Owners Association will be formed as per the prevailing practice in such projects. Once the work is completed, this Society will be responsible for all maintenance work and common expenses. The common expense amount will have to be paid each month by the Home owners whether they occupy the home or not. Each Owner will have to pay a one-time Maintenance Deposit, and the Bank interest earned on this Deposit will be utilized for the above mentioned purposes.

Q. How will this Home Owners Association be formed? And who will be the Office bearers?
A. The HOA will be formed at a Meeting of the Home Owners where a President, Secretary and a Treasurer will be elected by the Owners, and they will be in complete charge of all maintenance work relating to the community. They shall hold Office for a specified period, after which there will be regular elections.

Q. What are the additions costs that have to be paid in addition to the cost of Apartment given in the website?
A. The additional costs will be as follows:

  • Workers Welfare Fund
  • One-time Building tax
  • Panchayat tax
  • Fixed amount for 3-phase Power connection, Transformer & Cabling
  • One-time Maintenance Deposit - Rs 25000/-
  • Advance for monthly maintenance
  • Registration of Sale Deed for land

Sales Tax and Service Tax will have to be paid with each installment, according to the prescribed Payment Schedule. The other payments have to be made at the time of delivery of your home.
