Terms & Conditions
- Please refer to the various Purchase Options, Pricing and Payment Schedule for details.
- All payments only by DD/ Local Cheques in favour of Triade Builders Private Limited, payable at Kottayam. For NRI’s all payments should be made through their NRE/ NRO Accounts.
- The dimensions and other details provided in the website are subject to minor alterations and variations without notices, which shall be purely at the discreation of the Builder.
- Triade Builders Private Limited reserves the right to cancel/reject a booking without assigning any reason whatsoever. In case of such cancellations/rejections, the booking amount will be refunded with reciept of a written application for refund. The amount paid will be refunded after deducting 10% and only after the Builder re-allots the said property to another buyer.
- In case payments are not made as per agreement signed, the builder reserve the right to cancel the allotment, in which case the amount will be returned after deducting 10% and without any interest, only after re-allotment to another buyer.
Plot Registration/ Agreements
- On full payment of land and community building charges, the land will be registered to buyer. Registration charges and incidental expenses for registration of land will be borne by the buyer, to be paid at the time of registration. An agreement to develop the infrastructure and common amenities will be executed between the builder and the purchaser. A proportional area of the common area is also registered along with the land registration process
- Once the plot is registered in the buyer’s name, it is considered FINAL and no cancellations are possible. The builder would be willing to buy back the property at purchase price provided the seller pays all the closing costs.
- Delay in payments on due dates after receipt of intimation will attract interest @ 15% per annum on the balance amount payable. Possession shall be given to the customer upon registering the property in the buyer’s name.
- The buyer agrees to abide by all the Deed Restrictions as detailed in the purchase agreement.
- The Deed restrictions agreed upon by the Buyer at the time of plot purchase must be abided by the Buyer.
Home Construction - Registration/ Agreements (If you choose Triade Builders for your construction needs)
- A construction agreement will be executed between the Buyer and the Builder for the construction of their new home.
- Service Tax, works contract tax, stamp duties, fees and other expenses incidental to the registration of documents. KSEB/ KWA deposit, transformer and underground cable distribution charges and other expenses incidental to power and lighting connection, water connection charges, building tax, property tax and any other taxes applicable, contribution towards Kerala Construction Workers Welfare Fund, onetime village tax and other statutory charges shall be met by the purchaser. Any increase in the above charges resulting from statutory obligation shall also be met by the allottee.
- Every effort will be made to obtain electrical, sanitary and water connections with in the stipulated delivery time. However, no responsibility is accepted for any delay beyond our control, in obtaining these services from Statutory Bodies. Any expense incurred for providing temporary supplies for the occupation of the premises shall be met by the buyer.
Home Owners Association
- The residents have the option of forming a Home Owner's Association which should manage the common areas
- The Home Owner's Association will carry out all necessary routine and annual maintenance and repairs to common area, common installations, payment of electrical and water charges for common facilities and services.
- Maintenance charges, are to be decided by the HOA and are to be paid by each owner regularly and timely.
