Why Provide a Turnkey Estimate?
We provide a turnkey estimate at the beginning of the design process to make sure that the design you want is within your budget. If the original estimate does not fall within your budget, your designer will review your plan and suggest alterations to one or more of the design factors affecting the overall cost of your home. Suggestions may include: reducing the size of your plan, eliminating complex aspects of the design or reducing the density of log and timber materials. Our goal is to ensure that you get a design that you love, at an estimated cost you are willing to pay.
What is Included in Your Estimate?
Our turnkey cost estimates contemplate all materials and labor included in the design and construction of the home, from foundation excavation to completion. The turnkey cost estimates do not include land cost or land & build site improvements, such as roads, sewers, utility lines, etc
Major Cost Factors
The major cost factors in building a custom home include size & complexity of the plan, choice of building materials, levels of various finishes and build site conditions. Together with our Architects, you can affect the overall cost of your home by the choices you make during the design process.
Size of Plan
The size of your log home is probably the biggest cost variable because the size affects all other factors.
Complexity of Design
Complexity of a home's design is the least understood factor impacting turnkey budgets. The more corners, roof ridge lines and roof valleys in your design, the more it will cost to build.
Choice of Building Materials
The greater the cost of building materials, the greater your cost will be. Extensive amounts of other building materials used in the interior design and final finishing touches of your home will also affect your turnkey cost.
Level of Finishes
The level of finishes you choose for your home also has a dramatic impact on turnkey costs. For example, granite counters, Jacuzzi tubs and wide plank flooring are more expensive than Formica counters, fiberglass tubs and carpet.
Build Site Conditions
Site conditions can greatly impact your turnkey cost when you consider accessibility, site slope & availability of services. Some of these factors are unknown until after your home is designed.
Build Site Location
Naturally the geographical locations where you choose to build your custom home will affect the cost of labor, land and local materials.
